This home was designed to primarily consider energy efficient principles and to utilise environmental and sustainable products which take into account the high fire risk location. The home comprises of 3 bedrooms, Main bedroom with ensuite, walk in robe, two secondary bedrooms, main bathroom / laundry and study, open living areas, mud room, triple carport, and verandah areas.
Features of this home include:-
Northerly aspect site orientation, elevation;
Charcoal coloured and polished concrete slab with hydronic in slab heating to the whole of the house;
Termimesh pest control;
Solid 300mm thick rammed earth full height and length spine wall and rammed earth panel to living area;
Timber Framing (wall and roof) with extensive use of recycled hardwood to posts, beams, rafters, battens and outriggers;
Exterior wall cladding silver top ash ‘unseasoned plantation hardwood’ being a combination of ‘shiplap and batten and board’ – fully flashed and sealed to meet bushfire requirements;
Exterior cladding ‘shiplap’ oiled with ‘livos’ oil treatment; Batten and board to be weathered naturally;
Interior painting no VOC products used;
High level windows to provide winter sunshine and summer shade with louvres for ventilation;
Double glazing throughout;
Direct access from main living to outdoor deck/entertainment areas;
Inverted truss to main living with ‘hoop pine’ ply sheet to ceiling;
Corrugated zincalume roof cladding with ventilators;
Sisalation wrap and ‘permashield’ on additional battens plus R2.0 batts to all exterior walls; interior walls R2.5 acoustitherm sound absorption batts; ceilings R3.3 batts with R1.5 foil backed vapour checked sisilation blanket under roof iron;
6mm hardiflex eaves sheet fully flashed and sealed;
Evaporative air conditioning ducted;
Ceiling fans;
Wood heating to living area;
Hot water service combination gas boiler system with underfloor hydronic heating;
Low voltage / energy lighting;
Total rainwater collection and use;
Water saving sanitary ware;
Reed bed sewerage and irrigation system;
Low energy use appliances / gas cooking.
